House description
“Embrace Nature's Beauty!”
Are you ready to turn your homeownership dreams into reality? This exquisite residence, nestled in the heart of Pemberton, welcomes you to a captivating country lifestyle. Boasting three bedrooms and two beautifully appointed bathrooms, this home promises not just comfort but a serene setting that encapsulates the essence of an ideal abode. Situated in an elevated position, relish the splendid outlook of the popular karri trees, adding a touch of natural allure to your everyday views.
Extensive renovations completed in 2017 leaving this a well presented home with beautiful North facing views from your private deck. Sitting on a 989sqm corner block there is plenty of space for everyone outside with recently retained garden beds, landscaping and the inclusion of a vegetable garden area and orchard. Inside you will find high ceilings, generous size rooms and a lovely free flowing design with a formal lounge area. The kitchen and dining room creates an open area with plenty of room for the whole family.
Property features:
*Reverse cycle a/c split unit
*Inviting wood fireplace
*Fully fenced yard with x2 gated access
*Array of fruit trees
*Exceptional location just one street back from CBD
*Feature Jarrah hardwood wall and floors
*High ceilings throughout
The main bedroom is a great size with ensuite, built in robes and draws. 2nd bedroom is large with built in robes while the 3rd bedroom is the smallest (both the 2nd and 3rd bedrooms are currently used as furniture storage but can still be viewed). The main bathroom/laundry is the perfect size and has shelving for good storage.
The open plan kitchen and dining area is separated by a polished Jarrah Island bench. There is 900mm wide Euro free standing gas stove with electric oven. Dishwasher recess and the large walk-in pantry is a real bonus. A beautiful welcoming formal lounge room with open fireplace is the perfect place to cuddle up and watch a movie with the family. Reverse cycle air-conditioning in both the lounge room and dining room.
The front entrance to the property offers a lovely setting with 4 established Japanese maples featuring in a wood chipped garden off the verandah which encompasses a lockable storage room which could be easily converted to an office. Ample room for the garden tools in an open shed on the side of the property.
The rear yard contains a large open grass area that leads to the orchard which contains 7 recently planted dwarf fruit trees including 2 cherries, a peach, 2 plums, a nectarine and a mandarin tree. There is also an established peach and apricot tree as well as 2 reticulated and raised garden beds providing plenty of room for the veggies.
With rear lane access and corner lot this is ripe for subdivision. In 2022 subdivision for green title approval was obtained (subject to certain conditions being met) however the current owners decided not to pursue this subdivision. The application and subsequent extensive work completed can be made available at no cost to the new owners.

“Great country town with a village atmosphere”
I have lived and worked in Pemberton since 2007. It’s a friendly close-knit town with a village feel, making it a great place to bring up kids. We have two schools and it’s not uncommon to see kids walking or cycling to school given the safe environment that we live in. Equally if you are looking for somewhere to retire to you would be hard pressed to find a better place in the Southwest of WA where you can take it easy and watch life go by a gentle pace. The main Street has changed in the past few years with trendy Cafés, wine bar, whiskey bar as well as our traditional pub. Venture just outside of town and enjoy the wineries and most of all our majestic Karri Forests. Plenty of trails by foot, horse or mountain bike, in fact there is a world class mountain bike trail park. What’s not too like about Pemberton. Always happy to answer any questions about Pemberton if you are thinking of moving here.
